How to rent a flat in Bucharest?

Romanians are mostly having their own homes and Romania has one of the highest home ownership ratio in Europe. I think it has cultural roots of communism. Because of migrations to Europe, not having so much new flats, it may not be fast and easy to find a flat as you want. Most houses are rented with furniture, which quality and design changes much form flat to flat .

Bucharest consists of 6 sectors. I can say that, city is homogenous in general about sectors and flat architectures. North of the city, which Henri Coanda airport is also located (Called Banesa, Pipera region) is mostly preferred within expats and foreigners. That region is more European with new apartments, villas, houses with gardens. International schools and kinder gardens are also located mostly in north part of the city. Also Carpathians mountains are located in north of Bucharest. City gets greener when you go to north.

So based on your preferences and priorities, north part of the city can be the first option to check (Pipera, Banesa, Voluntari).The disadvantage of this region is its a little bit far from city center, by walk around its hard to find or go somewhere, calm places and you will need a car for daily activities.

Second option is to be in city center and in some good regions. Of course the prices in these regions may increase based of flat conditions. Floresca, Aviatei, Primaveri, Herastrau are good regions in quality, options and being in city center.

I preferred being close to work, not to loose time everyday 40-50 minutes on traffic & having an International kindergarten close. So I rented a flat in west side of the city called Militarii. It was in a 300 flat residence complex built 2-3 years ago, with closed parking & child playground, security and pricing is reasonable compared to north side of the city. Also parking is a problem in Bucharest, so you need to rent parking place extra for car. (My flat rent included it).

  • Renting agencies which you can find from web or  from Romanian friends would also help. These agencies find homes and offer you, communicating by phone, mail, whatsup mostly. I found the flat from an agency called Kastel group https://kastelgroup.ro/
  • Monthly payments of utilities (electric, gas etc) depends on the agreement with the house owner. (1) He can keep the ownerships and you can pay total amount to him monthly, (2) He can give all abonnement to you and separately you have to follow and pay the bills or  (3) the intermediary agency can handle this process for you and owner. My flat was kept by agency so monthly I pay amount to agency and they handle the details.
For finding the house you want, possibly you will need to see 5-10 houses to compare and nearly 2-3 weeks it can take. Good luck.
